General Contracting

With over 6 generations of experience, we have done a lot of general contracting over the years.
Given the nature of our professional abilities, we do general contract jobs from time to time. However, we’re not actively seeking out General Contract work.  That being said, we consider all opportunities – Do not hesitate to reach out.

We’ve done everything from minor structural, electrical, mechanical or plumbing repairs, to full scale complete renovations.  We hold all the proper insurance and necessary qualifications to assess and bid even the most complicated projects.  We hold master licenses in electrical, plumbing, and mechanical and can submit and pull legally required permits to complete jobs. We have an excellent track record with the City of Des Moines Inspectors and we’re known for getting the job done right the first time.  Our extensive abilities and field work has yielded access to the states best resources for acquisition of raw materials and have formed strong relationships with specialty service providers across the state. We strive to deliver the absolute highest level of quality, timeliness and professionalism when general contracting for our clients.

As a general contractor, we must first assess the project-specific documents (referred to as a bid, proposal, or tender documents). In the case of renovations, a site visit is required to get a better understanding of the project. Depending on the project delivery method, we, the contractor will submit a fixed price proposal or bid, cost-plus price or an estimate. Our standard practice of general contracting considers the cost of home office overhead, general conditions, materials, and equipment, as well as the cost of labor, to provide the owner with a price for the project.

Contract documents may include drawings, project manuals (including general, supplementary, or special conditions and specifications), and addendum or modifications issued prior to proposal/bidding and prepared by a design professional, such as an architect. The general contractor may be the construction manager or construction manager at high risk.
